The FM and PM’s objective is to supply clean, safe, odour free air to the building occupants at low cost to the building owner. With a building exposed to kitchen, toilet, car and diesel exhaust, airborne dust, organic debris and animal wastes, managing tenant complaints and expectations are no mean feat.

The ineffective air conditioning system is a highly effective mechanism for transporting pollution throughout the building. Water and organic materials, a natural food source for moulds and bacteria are naturally drawn through the air conditioning system return air and outside air ducts, mixing plenums and amplified on filters and coils. Pseudomonas, E.coli, Staphylococcus, Flavobacterium’s, Candida, Non Candida and Rhodotorula are some of the Isolates commonly found in and transported by these systems.
